| In my home city of Tegucigalpa, Honduras I began my career in municipal government upon returning from graduate studies. I was steadily promoted from an entry level job as planner to manager of the Planning Department. I was in charge of implementing a downtown revitalization plan that included the first successful pedestrianization project in Central America. Later I was also appointed Head of the Real Estate Tax Office. Duties included direct responsibility for over 350 office and field staff and supervision of an international consulting team charged with revamping the tax base, photographing, mapping and appraising over 72,000 properties in additon to my duites as Manager of the Planning Department. |

| I am a Founding Partner of Tecnica de Ingenieria, SA, "TECNISA," one of the oldest and most highly regarded engineering consulting firms in Honduras. In our first year we successfully competed against local and international firms to be awarded the contract for the Master Plan of the National Government and Civic Center. I worked on a regional transportation study with Louis Berger International as a planner. On a personal basis, I had a varied clientele, including resort hotels, investors, CARE Honduras, and the Honduran Air Force. During this period I was assigned to cooperate with American military units during the Central American crisis and received plaques of recognition from these units. Activities over this span of time included planning, design, budgeting, negotiating construction contracts, construction supervision, and advising high level functionaries. I was appointed Special Advisor to the President's Commission for Bay Islands Development. |

| Since arriving in Austin, Texas after deciding to move with my wife and daughter I opted to re-direct my career into residential real estate sales. I sat my licensing exam in January, 1994, 3 months after my arrival and have been a full-time REALTOR since then. I have specialized in serving corporate transferees, in marketing select homes, and through West Austin Properties' far-reaching referral network, developed by Broker/Owner Laura Duggan, I regularly receive referrals from agents in other cities to receive clients moving from other areas into Austin. My clients have appreciated my diligence in developing expertise over a broad market area, and my ability to research each area in depth to help them choose a home and negotiate with confidence. Association with a resourceful and capable lender enhance my ability to apply creative solutions when required to structure a good purchase or sale transaction for my clients. My clients have found me to be an attentive listener, and a calm and capable advisor with their best interests firmly in hand. |

| During my last few years in Honduras I also put a weekend hobby to profitable use as an independent operator. I obtained My Open Water Instructor rating, and later my Master SCUBA Diver Trainer certification through PADI, Professional Association of Diving Instructors. I issued close to 300 certifications in 3 years of activity, teaching courses at all levels from entry level through Advanced, Rescue Diving, Divemaster and specialties including Deep Diving, Night Diving, Underwater Navigation, Search and Recovery, and Underwater Naturalist. I advertised courses, taught, organized trips including air charters, hotel reservations, ground transportation and making sure the experience was enjoyable and memorable! |

| I thoroughly enjoy living in Austin! My wife, Cindy, and I chose it out of a number of candidate areas when we decided to make the international move. Cindy and I met when she was posted at the U.S. Embassy in Honduras when she worked with the State Department. We moved when she got homesick for the U.S.A., though not for the winds and snow of her native Chicago! We chose Austin because of the diversity of the economy and the medium city size. We first saw Austin when we arrived here to live, and have never looked back! It has been everything we hoped for and then some! Daughter Dani is currently a freshman in high school, and is in Girl Scouts, with mom, Cindy, for troop leader. Great kid, good grades! During my free time I enjoy golf. Past interests have included private aviation and SCUBA diving, but the time I devote to real estate precludes anything other than my golf. I enjoy the long hours and the variety of tasks that this work presents. I am fortunate in finding that I am happy to be doing what's best for me in the best possible place at the best possible time! |
